Action without understanding is expensive in mortgage work. The useful sequence is ordinary:

  1. Learn the vocabulary (QM vs. Non-QM, note rate vs. APR, occupancy, reserves).
  2. Verify who is licensed, using NMLS Consumer Access.
  3. Read the company’s own licensing and disclosures.
  4. Then pick up the phone or submit an inquiry if a file is actually needed.

Education is the pause between impulse and a signature.
